Go-ahead for 90 new homes on former allotment site in Worksop

Plans to build 90 new homes on a former allotment site in Worksop have been given the green light by council planners.

The application for the now-derelict land in Radford Street, Manton, close to its junction with Furnival Street, has been given the go-ahead by Bassetlaw District Council.

A design and access statement issued on behalf of the developers, says that the site is surrounded by other residential dwelling which predominantly date from the 1950s and is currently closed off with a 2m-high boarded fence.

"The site is presently unused and is predominantly scrubland, formally being used as allotments until the 1970s,” the report states. “The proposal includes a new access road to be formed from Furnival Street to the site, afforded by the demolition of two houses.”

It says that the area was first built to house miners and their families at the long-gone Manton Colliery.

The existing access from Radford Street will be used for pedestrian and cycle access, the report states.

The development is also close to a community centre, park, chemist and supermarket.

"The scheme will deliver 90 dwellings, with a mix of eight house types of various size and occupancy,” the report states. “The scheme is intended to provide affordable housing to the locality, with generous garden spaces, sites predominantly to the rear of each property.”

Space is also being left for a future apartment block on the site, which will go through a later planning process.

The report continues: "The proposal will take an existing vacant space and create a new use that compliments the area’s domestic housing. It is proposed that the development will provide council-owned and managed affordable housing with a balanced mix of semi-detached two and three-storey housing, bungalows, and the allowance of the future addition of the apartment block.

"Off-street parking is included as part of the proposal.”

Worksop currently has a shortfall of affordable housing and the development would bring increased prosperity to the Manton area, it states.

An earlier application for 120 homes at the location was granted in 2019 but fell through because the council and the developers could not agree on a 106 agreement – the amount a developer must pay to support local infrastructure, such as school places and recreational provision.

It was agreed by Bassetlaw District Council’s Planning Committee.
