Major plan for hotel expansion and 52 new homes

New blueprints have been submitted to extend a hotel and build 52 new homes nearby.

An application for outline planning permission has been submitted to Bolsover Council to extend Hotel Van Dyk and build 52 residential properties on the north side of the A619 Worksop Road at Clowne.

The proposals will include three separate development phases. The residential development will be designed as an ‘organic village’ on land that is the subject of an existing planning application for a garden centre and retail outlet which was granted in January 2007. It is judged to be ‘extant’ as the work was started.

The outline planning permission, submitted by Chris Carr Architects on behalf of the hotel, states: “The proposals for the hotel will build upon the existing extant permission by providing a total of 101 bedrooms over three separate phases of development.”

“The initial phase will include development of the site frontage to Worksop Road with an additional 50 bedrooms, conference and wedding venues, dining rooms, kitchens, reception areas together with access roads, car parking and site landscaping.”

“Following phases will include a leisure spa, public rooms and additional bedrooms.”

“The residential development by Jones Homes is for 52 dwellings, designed as a traditional ‘organic village’.”

The plans, which can be viewed on the Bolsover District Council’s website, also says that conservation area consent is not required but that listed building consent will be required for the extensions and alterations to Southgate House at the same time that a reserved matters application for the hotel is submitted.

There is currently one objection to the proposed development from Little Walls Farm, Whitwell Common, which owns surrounding land.
