But the proposals, for Monksbridge Road in Dinnington, do not include business units which were given permission when the original plans for the site went before councillors earlier this year.

According to planning papers, which were due to be considered by Rotherham Council’s planning board as the Guardian went to print, the new scheme seeks to remove the business units and develop the site entirely for residential homes.

The report says that although part of the site is allocated for business use, ‘the benefits of bringing the site into residential use outweighs the harm to the loss of the employment land.’

The homes will be a mixture of two, three and four bedrooms, with 25 per cent of the being proposed for affordable housing.

The site, once occupied by Brookes Concrete, has Eel Mires Dike running through it and developers want to open up the dike so it would become a landscape feature as well as a green corridor, improving ecology and draining,

Residents would be given TravelMaster Tickets as part of the section 106 agreement to encourage sustainable tranport patterns.
